Hicks Bolton & Bond House Site provides 64 affordable units and a small retail unit within the South Kilburn Estate. The design is configured around two different and complementary blocks forming a unified streetscape at ground level, which builds on the aspiration of a family orientated design concept with quality green open spaces that enable public realm around the buildings to create a friendly neighbourhood and community feel.

The blocks provide interlocking dual-aspect masionettes at lower level that improve surveillance and activity to the streetscape. The form is shaped to establish a better setting and entrance to the existing tower block with safer routes at its base. Upper level units maximise the stepped form in response to light constraints, providing terraces and outdoor amenity for family units.
