MICA have been appointed by the London Borough of Barking and Dagenham’s development Company, Be First, to develop a masterplan to bring forward up to 3,000 new homes and employment space in the Thames Road area of the borough which neighbours Barking Riverside.

The Thames Road industrial area occupies a key strategic location within the London Riverside Opportunity Area and forms a physical and perceptual barrier between significant housing development at Barking Riverside and the Thames View Estate and the Barking Town Centre Housing Zone. Comprised of many industrial premises coming to the end of their useful life, the area presents a key opportunity to deliver homes across a range of tenures together with new types of workspace.

The future of industrial land in the Capital is a key current topic of debate with the need to unlock land for new homes. The Barking Riverside Gateways Housing zone shows how an existing low density employment area can be transformed into a high quality mixed use development providing thousands of new homes but critically also delivering employment numbers and employment space which works effectively as a mixed use environment and ensures that the Borough retains employment and addresses the needs of the economy for the future.

Since completing the masterplan, MICA have been retained to undertake feasibility studies on a site by site basis, demonstrating the practical and financial viability of new mixed use typologies.
